Unique country mansion on the market for €1.6 million

The front of Flanders House, off the N3 between Cavan and Belturbet.

Gone are the days when anyone who could wrangle a loan thought a dream home was their birthright and impressive homes were appearing left, right and centre. In our changed market, Flanders House is quite an exceptional property. How often would you get a property with not only dual living quarters, but individual lake views and access as well?

Built about ten years ago, this is a twelve-bedroom property with two separate living quarters and over 10,000 square feet of floor area, all on a site of circa 25 acres overlooking Round Lake and Tonawolly Lake. The property enjoys wonderful views and direct access to both lakes, circa 300 metres of lake frontage and two private jetties.

Only a short drive from Cavan off the N3 between Belturbet and Cavan, Flanders House is a unique country house. With eleven of twelve bedrooms ensuite, the selling agents suggest it might be suited to use as a small hotel, a care home, health spa, maybe a restaurant with accommodation or just a luxury residence.

"I don't think there is another house like it locally and certainly not on the market in this area," comments the selling agent, James Spring from Peter Donohoe And Son.

The vendors are looking for €1.6 million and are "open to offers", says Mr. Spring.

Another big attraction to the property are the superb grounds which extend to circa ten hectares with well-maintained lawn, shrubs, orchard and an estimated 10,000 trees with more than 60 different tree species.

The property is accessed via large electric gates and sweeping tarmacadam driveway. Enter through double doors into the impressive hallway with sweeping double mahogany staircase and marble floor. Both sections of the house either side of main hallway comprise: hallway with coat closet and guest WC; spacious lounge with open fireplace; double doors leading from lounge into sitting room (with two crystal chandeliers); two further sets of double doors lead to the conservatory and hallway, which also accesses a living room with open fire-place; kitchen and separate dining area featuring a built-in Neff oven and other appliances; utility room and WC; and drawing room or study. There is also a second staircase in the hallway to access the first floor.

The indoor swimming pool is located off the entrance hall to the rear of the house and enjoys panoramic views of countryside. This area features a hot tub, two changing rooms (each with WC and showers) and patio doors leading to the paved outdoor areas.

The first floor can be best described in the two separate quarters. The first comprises: landing, five ensuite bedrooms with built-in wardrobes, another bedroom currently used as an office; and a main bathroom with corner bath and separate shower. There's a wrap-around landing and exterior balcony.

The second quarter comprises: landing; six ensuite bedrooms, three with walk-in wardrobes; a storage room with attic access; and a main bathroom, again with corner bath and shower.

Other features include: alarm system, wine cellar, custom built mahogany library, oil-fired central heating, water softener equipment, Waterford Crystal and Italian chandeliers, a wooden floor made from Oak beams from French castles and a railway station, and in both lounges a Scandanavian soapstone stove which, left burning for an hour, will keep radiating heat for 24 hours.
