‘Rare’ farm expected to make €500K or more at auction

SALE Carrick land to go under the hammer

A 46.51 acre farm in Carrickmacross will be sold by public auction on June 16 at 3pm in the Shirley Arms Hotel, Carrickmacross, with a guide price of €500,000. The farm which is located at Coolefore, Carrickmacross, is laid out in large divisions, which are in permanent pasture.

The land is divided into a paddock system and is well connected with roadways. It can be accessed off the Carrickmacross to Ballybay Road (R180) or off the Carrickmacross to Shercock route (R178).

The farm is available in one or more lots. The first lot comprises circa 28.14 acres and includes a derelict dwelling and outbuildings. The second lot runs to 18.39 acres and comes with full planning permission for a dwelling (maps and drawings available on request). Lot three constitutes the entire lot (c.46.51 acres).

Land agent Raymond Fee, says that the farm is in “good condition and quality is excellently presented”.

Continuing he said: “It’s a very good quality farm and has been farmed very well for the last 20 years. It was previously used for permanent pasture and was grazed intensively and contains good-quality grassland.

“A combination of the farm’s size and land quality, the derelict dwelling, the planning permission, and its good accessibility make it a very attractive property.”

Mr Fee says that the land should be an attractive proposition for a wide range of suitors.

“It’s a rare opportunity. It ticks a lot of boxes for anyone who wants to buy it for an investment, for agricultural use, or if there is someone looking to buy somewhere for their son, daughter, or even themselves to build a house and do a bit of farming. We expect it to do well.”
