Changes for landlords and LPT payments
A LOCAL estate agent says house buyers, already pre-approved for mortgages, are waiting for supply in Cavan to catch up. Mark Hyland of Terry Hyland Estate Agents, Cavan, told the Celt there has been a reduction in the supply of private residential properties in the county recently while demand has continued to increase.
“In Cavan, there has been a shift away from large scale development of private homes in recent times,” Mr Hyland said, “and I believe the government, along with the financial institutions, need to incentivise property developers to construct new and affordable houses for general sale.”Other developments in the local property scene include Cavan entering a Rent Pressurised Zone (RPZ) in line with the rest of the country in June.
Further legislative changes will take effect in March 2026 but these amendments have not yet been finalised.
Mr Hyland says the move to become a RPZ has created “uncertainty among landlords at present regarding what control they will have over their properties and their ability to dispose of them after that date. “This is leading to some landlords vacating the market, further exacerbating the rental supply deficiency,” he continues.
LPT Bands
Elsewhere, Revenue is writing to all homeowners with regard to changes to the Local Property Tax rate bands for 2026-2030.
Homeowners must file a self-assessed valuation by November 7, 2025.
