Fine farms for sale in east Cavan

LAND Auctioneer offering 139 acres across six locations

A selection of land types and sizes in the hinterlands of Bailieborough, Canningstown and Virginia have come on the market through local auctioneer Peter Murtagh. Three individual land parcels are front loaded with technical approval for forestry.

One such property at Derrydamph, about 11km from Bailieboro and 6km from Canningstown, extends to 46 acres but is being offered as one unit or in two lots.

The first lot comprises 36 acres and an old dwelling, which although vacant for several years, "could be revitalised for functional use”, according to Mr Murtagh. This lot is expected to fetch in excess of €210,000.

The second lot consists of about eight acres of old rough plantation and has the bonus of good frontage to Skeagh Lake. "This in itself could bring on its own interest as a scenic rural hideaway," says the auctioneer. It is inviting bids in excess of €25,000.

Lands with forestry approval

A few kilometres away, a 7.5 regional roadside field at Seeoran, Tunnyduff, is also up for sale through Peter Murtagh Auctioneers and it’s expected to make in the region of €45,000-50,000. The property is described as suitable for mowing, ready and accessible with the fall-back of forestry approval.

Another property at Coolnacola and Greaghadoo is also on the market with forestry approval. The neglected dwelling with 20 acres is located about 11km fromboth Virginia and Bailieborough. The land is accessible from two local roads and is guided at €120,000.

Executor’s sale

Meanwhile, 57 acres at Greaghagarran & Lear, West Knockbride, have also come to the market. Located about 12km from Bailieborough and 4km from Canningstown, this property is an executor’s sale. It is offered as a whole or in two lots.

The Greaghagarran division has 40 acres of “sound ground with large tracts suitable for mowing”, according to Mr Murtagh. It has a price tag of €300,000-320,000 attached to it.

The Lear section has 17 acres including a few acres of marginal ground. An extensive farmyard is situated here with a concrete apron, silage pit, slatted sheds and machinery accommodation. A price range of €125,000-€150,000 is being advised.

Open to offers

In the same neighbourhood Peter Murtagh has been instructed to sell a parcel of seven acres at Greaghettiagh, which comes with the invitation of ‘Open to Offers’.
