Property prices on the rise

A local auctioneer is reporting a rise in the prices being achieved for properties in recent weeks.

“Property is the seller’s market at the minute,” said Eamonn Gaffney of Eamonn Gaffney Auctioneers.

He said people are opting to buy rather than build, due to the increase in the price of building materials.

“Some materials have nearly increased 100% and that’s leaving it to be a better option to buy that house rather than to start into building,” Mr Gaffney told the Celt.

He said strong demand is also driving price increases with many moving from cities in favour of rural country living.

“There would be a nice percentage of people who are after selling a property in Dublin and are moving down into the country.”

He said people “got a taste of the lockdown in Dublin” where they were “confined to the four walls”.

“At least when you’re out in the country, you can move about more freely. “People want to get down to get a breath of fresh air,” he explained.

The auctioneer warned those looking to buy a new home that properties are “being snapped up fairly rapid”.

“There’s a high demand for property in the right location and in the right condition,” he said.

New to the market

The firm currently has three properties new to the market for sale - all located in ideal settings (see ad below).

The property at Carnagh, Kilcogy, can be “finished off by whoever buys it to their taste”. It is a four-bedroom builder’s finished house located close to Granard, with easy access to the N4 and Dublin.

“It will make an excellent family home,” Eamonn confirmed.

The home in Cois Locha is set on the banks of Carrigallen Lough and is just across the road from Carrigallen Vocational School. The four-bed house is also being marketed as an ideal family home, holiday home or retirement retreat.

“It’s in an excellent location and is an excellent finished house,” said Mr Gaffney.

The three-bed house in Cormore is “ideal for anyone looking for a holiday home or a start-up home”. It is situated just 3km from Arva in the stunning Cavan countryside.

The auctioneer revealed there has been keen interest in the properties, with viewings taking place already.

“We have a good clientele looking for properties at the minute.”

He gave his advice to those currently looking to invest.

“Know your budget, know your location and choose your auctioneer.”

He also directed people to have the correct finances in place.

“It just moves the process along a lot quicker,” he said.

Eamonn Gaffney Auctioneers converted to an online platform during the pandemic and continues to provide this service.

They used an app for the first time in May to sell a farm of land near Granard and found that the new platform worked well.

“We were probably one of the first auctioneers in Cavan to sell on the LSL app.

“It went well, it hit a record price just short of €11,000 per acre.”

He explained the company is in favour of the online platform and will continue to use the service.

“We have that facility for anyone that wants to have a public auction for a farm of land or a house, we can do it online. It’s great, you can buy a property in our location from anywhere in the world.”
