Ballyjamesduff and Cootehill housing plans approved

Plans for a number of new housing developments have been given the go-ahead. The projects, in Ballyjamesduff and Cootehill, will see 13 new homes built in the two towns.

In Ballyjamesduff, Shane McEvoy and Tom O'Reilly have had their plans for seven, dormer-style homes sanctioned.

The majority will be three-bed, semi-detached houses, with one being a three-bed detached.

They’ll be built on Moodoge Lane off the Oldcastle road.

The application was originally submitted in December 2020 but a decision was delayed as the council requested further information on the plans.

One submission was made by local resident Deirdre Campbell. She raised concerns over plans to widen the lane to allow for two-way traffic to travel on the road. However, a “pinch point” would see a yield system put in place that would require traffic to stop outside her home. She highlighted concerns over noise at her home.

Council planner Bronagh Treanor recommended 23 conditions be attached to the planning approval. These include a requirement to meet certain criteria in the widening of the road and the need for a road safety assessment to be carried out.

Separately, PM Blackstone Developments Ltd has been granted permission for six new homes in Cootehill.

The project will see the demolition of two “semi-derelict” houses on the Cavan road.

In their place, five two-bed, two-storey units will be built, along with one, three-bed, two-storey unit. Also included is a pumping station, service road and connection to services.

There were no objections to this plan, with 16 conditions attached. These include a requirement for LED public lighting and exterior finishes to be approved by the Council.
