Future potential for prime, large Oldcastle farm

AUCTION Land to go under the hammer with €1.9M price tag

A prime farm, totalling just under 215 acres, will go to auction early next month.

The purchase of the grassland farm at Oldcastle, Co Meath, was described as one of the best decisions of the current owner’s life.

REA T & J Gavigan and REA Brophy Farrell are joint agents of the sale.

The auction, scheduled for October 5 next, is on the instruction of the executor of the estate of Mr John Byrne, deceased. He purchased the farm in 1992 and described this as one of the best decisions in his life.

Today, it is a quality grassland farm in seven main divisions with a farmyard. There is water supply from the River Inny, which runs through the farm.

The old natural stone period house and agricultural store, which form part of the lot, are protected structures. They are described as “in poor condition and not currently habitable”.

One of the most interesting aspects of the farm is its location, immediately beside the Oldcastle town boundary and running close to the edge of the town.

Oldcastle is an expanding commuter town, so there may be added potential to the farm in the near future.

Access to the property is from the Castlepollard Road.

The Advised Minimum Value for the executors’ auction is €1,900,000, representing an average figure of c. €8,837 per acre on the entire.

The farm is going to auction at 3pm on October 5 in The Headfort Arms, Kells (unless previously sold). The auction will be held in three lots:

· Lot 1 – Old natural stone house / agricultural store on 3.43 acres

· Lot 2 – Prime grassland farm and farmyard of 211.56 acres

· Lot 3 – The entire of Lots 1 & 2 comprising 214.99 acres

Inspection is strictly by prior appointment. For further information, please contact Tom Gavigan at 087-2909833 or Brian Farrell at 086-2558125.
