May Day success for Smith Property
Three out of four properties were sold on the day at Smith Property's second auction of the year on Thursday, May 1.
With five properties originally listed for sale, one was withdrawn prior to the action; while another remains under offer.
Auctioneer Raymond Smith is pleased with the results saying it continues the firm's "strong track record".
"Despite one withdrawal, the auction achieved a 75% success rate, with both vendors and buyers walking away satisfied — a testament to the strength of buyer demand and the efficiency of the auction process," he told the Celt last week.
The sale outcome has reinforced his below in the "growing appeal of auction as a preferred method of sale - delivering transparent, efficient, and results-driven transactions".
He further pointed out that all contracts are legally binding at sale.
Entries open for June sale
Smith Auctioneers next live auction will take place on Thursday, June 19, and entries are now open.
"We are currently welcoming property entries across counties Cavan, Monaghan, Meath, Westmeath, Longford and Leitrim," he encouraged.
"Our experienced team offers free, no-obligation market appraisals and strategic guidance tailored to your specific goals," added the auctioneer.
Mr Smith points out that, year to date, sales have achieved an average of 19.2% above guide prices (both private treaty and auction sales) and momentum continues to build.
He feels now is an ideal time for potential vendors to take advantage of a favourable market.
In this regard, he points to high demand. "Serious purchasers are actively securing homes before summer," said Mr Smith.
He adds that the longer days and better weather help to showcase properties at their best
"Whether your property is residential, agricultural, or commercial, this is your opportunity to achieve a strong result through a proven and trusted process," urged Mr Smith.
His firm Smith Properties aims to achieve market value for properties, provide full transparency throughout the process for buyers and sellers and complete sales swiftly for both parties.
