Construction on 145 new homes outside Cavan
Asking price for a three-bed home is expected in the €365,000 region
One hundred and forty-five new homes are planned for the outskirts of Cavan Town with work on the €55 million development in Drumlark due to start next month.
The developers, the Dublin-based Fitzpatrick Heavy Group, confirmed to The Anglo-Celt they purchased a 13-acre site from local businessman, Brendan Cosgrove, and have already secured planning permission for the new homes.
On the plans is a mix of 1,2,3 and 4-bedroom homes which, the company says, will be built to the highest modern fit-out and energy-efficiency standards.
The new housing estate will be situated on the north west edge of Cavan Town adjacent to Cullies and opposite the entrance of the Cavan Equestrian Centre.
Break ground
CEO of the Fitzpatrick Heavy Group, Ciaran Fitzpatrick, told the Celt they will “break ground” in four weeks’ time and the houses will be built in stages. He said the first phase of the development will be completed and ready to “hand over” in the first half of 2026 and the rest of the 145 homes ready by late 2027.
Mr Fitzpatrick says his company has 500 houses currently under construction across the country and outside of Dublin they sell three-bedroom houses at the national average price of between €365 - €370,000. The aim is to sell three-bed houses in Drumlark for the same price.
Local estate agent Eamon O’Reilly of O’Reilly, Taylor and Tweedy has been appointed as the selling agent for the development and purchasers who wish to do so can buy “off the plans”.
It is hoped the development will qualify under the government’s affordable purchase scheme which helps people on moderate incomes to buy new homes at reduced prices.
Families
Promotional literature for the scheme says the Drumlark location minutes away from Cavan town centre with access to excellent local transport links to amenities, schools and employment, makes the homes “an attractive option for families, first-time buyers, and those relocating to the area”.
Ciaran Fitzpatrick also said the company has the opportunity to buy more of the 90-acre site at Drumlark to build additional houses “if the demand is there” and subject to Cavan County Council’s planning policies and procedures.
“The potential is there to build hundreds and hundreds of houses and if we were to progress to do that then, we would be developing a community with services like recreational spaces, crèche facilities and other amenities.”
Fitzpatrick Heavey Group, one of Ireland’s top 20 residential developers. Current and upcoming developments the company are working on include 150 homes in Tullamore, 89 in Wicklow and 35 in Moate, Co Westmeath.
