Sauna site at Tullyvin gets planning

The Nook Sauna has got permission from county planners to remove an existing prefab toilet and to replace it with an eco-toilet as well as retain an existing single storey commercial sauna building and sheltered area.

Other retained amenities at Drumnagran, Tullyvin, Cootehill, include a rainwater harvesting system, lighting, boundary treatments, and all ancillary works.

The facility is currently accessed via an existing entrance off the R188 and located approximately 10 metres from the Annalee River. As such an Appropriate Assessment Screening Report was prepared by Whitehall Environmental Ltd which concluded that the development would not have a significant impact on nearby Natura 2000 designated sites, including Lough Oughter SAC and SPA. The report found that the project was neither directly connected to, nor necessary for, the conservation of these areas and would not adversely impact their qualifying interests or conservation objectives also.

In response to a request for further information, the applicant provided additional details regarding water and waste management. This included clarifications on how shower water and waste from the water tank would be managed, the expected loadings for the eco-toilet, the type and volume of material it would produce, and how that material would be handled.

Traynor Environmental Ltd found the proposed development is “unlikely to either directly or indirectly significantly affect” any Qualifying interests or conservation interests in the area either.

Revised site layout maps were meanwhile submitted showing the location of the existing well and water supply.

The planning authority confirmed that the proposal aligns with the policies of the Cavan County Development Plan 2022–2028 regarding its principles of proper planning and sustainable development, particularly given its limited visual and environmental impact.

A total of eight conditions were attached to the grant of planning permission. The developer is also required to pay a development contribution of €1,310 in line with Cavan County Council’s Development Contributions Scheme 2017–2020.

With these approvals, The Nook Sauna can continue to offer wellness services in an environmentally conscious manner, enhancing both its facilities and its commitment to sustainability.
