Housing plan for greenfield site near Belturbet
A greenfield site near to the centre of Belturbet Town could soon give way to a substantial new housing development, as L&M McCabe Developments Limited seeks approval for an ambitious 58-unit scheme at Erne Hill.
The proposal, lodged with Cavan County Council, would see a largely untouched 2.19-hectare site transformed into a modern residential neighbourhood.
Currently defined by grassland and hedgerows, the site sits at a transitional point between two established housing estates.
The development includes 54 two-storey houses, made up of 47 three-bedroom homes, and a mix of other two-, and four-bed dwellings of varying designs. In addition, four one-bedroom duplex apartments, also two-storey in height, are proposed.
The application outlines extensive site preparation works, including excavation and regrading of levels to accommodate the development.
Plans also provide for a new vehicular access point from the public road, along with pedestrian connections to existing footpaths and a designated crossing point.
Infrastructure within the scheme includes internal access roads, footpaths, surface-level car parking, bicycle storage, bin storage, and electric vehicle charging points with associated ducting. Public open spaces are also planned, incorporating formal play areas, landscaping, planting, lighting, and boundary treatments such as walls, fencing, and railings.
A Natura Impact Statement has been prepared as part of the application. According to the applicant, the design of the development aligns with national planning guidelines, including “Sustainable Urban Housing: Design Standards for New Apartments” and “Quality Housing for Sustainable Communities,” as well as Compact Settlement Guidelines.
A decision is due on May 21.
