New Children’s Services building near completion

A new Cavan Primary Care Children’s Services centre in Cavan Town is near completion and will officially open to the public in the third quarter of this year.

Labelbrook is behind the redevelopment of the former Melbourne Bakery site at 95 and 96 Main Street. It's the same company that was behind a 10-year lease with HSE Estates for use of the former Jackson’s Garage as a new Women & Children’s Service Outpatients Department (OPD).

Once again Labelbrook has reached a 10-year agreement with the HSE for the additional children’s services accommodation, and is nearing handover of the property.

After the closure of the landmark Melbourne Bakery in 2020, Labelbrook sucessfully applied to change the use of the property, as well as getting permission to demolish “dilapidated” outbuildings and walls to the rear, accessible from both Farnham and Thomas Ashe Street.

A design statement submitted by Michael Fitzpatrick Architects on behalf of Labelbrook outlined that, in terms of infrastructure, the current proposal includes the provision of 11 clinical rooms, a sensory room, admin offices, and sanitary facilities.

Labelbrook will be leasing the 886.60m2 facility for a minimum of 10 years to a maximum of 30.

Plans for a carpark extension to the rear were scrapped and a new carpark will be integrated within the parking provision for the whole site.

Services to be delivered to children will include physiotherapy, Occupational Therapy, Speech & Language Therapy, dietetics, and psychology.

In a statement to The Anglo-Celt, a HSE spokesperson confirmed: “It is envisaged that services will be operational in Cavan Primary Care Children’s Services, Main Street, Cavan Town in Q3, 2024."

Confirmation that the new Children’s Primary Care Centre in Cavan Town will be practically complete by the end of this month was welcomed by Cavan-Monaghan Fianna Fáil TD, Brednan Smith.

The HSE, in its response to Deputy Smith’s representations on the matter, stated that once the building has achieved practical completion, then it will undertake the commissioning and equipping exercise in terms of fitting out the building for operational purposes.

“I welcome these developments and the provision of modern facilities is important for patients and for staff who are delivering these vital health care services,” stated Deputy Smith.
