Mark Lawlor Auctioneers - selling fast
MEET THE FINALISTS: EMERGING NEW BUSINESS
Mark Lawlor Auctioneers provide a wide range of services from selling to letting and also management services. They have offices in both Belturbet and Cootehill and cover areas all over County Cavan and also into the surrounding counties.
“Through the Cootehill office we are aiming to break into multiple areas,” Mark Lawlor pointed out.
Mark Lawlor Auctioneers has been rooted in Belturbet for 23 years now; while they opened the Cootehill office in March 2024.
Mark himself made the move back to his home county after working in Dublin - “a totally different environment” as he says himself.
“I have to say I’m blown away with the support I’ve got,” he said, reporting that business is going “well” for him in the market town.
“The people in Cootehill are very, very nice, I’d like to think I’ve settled into the community fairly well.”
The firm employs two people across both offices - Mark’s father, also called Mark, looks after Belturbet; while son Mark looks after Cootehill.
“If the trajectory goes right the business will grow,” he said.
They have an impressive letting management portfolio where they resolve issues that may arise for tenants. The Cootehill auctioneer explained this includes administrative services required with lettings and giving landlords the best possible advice in any situation.
“That is all within the remit of the job and then obviously you have sales and lettings and land evaluation and all of that too.”
Residential sales are currently the “busiest” aspect of the business, with a “very, very fast” turnaround time on such homes.
“Anywhere from probably two to three weeks, there’s a huge demand out there which is obviously underpinned by a lack of supply. Turnkey condition properties are really moving quite well,” he said, adding that sales that “need a bit of work” are “still moving” but at a slightly slower pace.
Meanwhile land is also achieving “phenomenal” prices at Mark Lawlor Auctioneers.
“With land lettings, the majority of them are dairy farmers,” he said, describing how recently they sold one plot of land at “just under” €15,000 per acre, “a huge price.”
Since moving back to Cavan and opening the Cootehill office, Mark has been encouraged by the client feedback he has received.
Mark Lawlor Auctioneers aims to be “open and honest” with both buyers and sellers.
“The motto is very much just to be honest with people, all of our work is based on trust,” he said.
