Plans for 100 plus new homes in Cavan
A major development, comprising more than 100 new homes, is being proposed for a site on the outskirts of Cavan Town close to Cavan General Hospital.
Lisdaran Developments Limited has applied to Cavan County Council for permission to construct the scheme of 109 new homes at Lisdaran, just off Loreto Road. The plans also provide for a purpose-built crèche on the 8.6-hectare greenfield site. The site adjoins lands where plans are already in place for a 160-bed nursing home and a three-storey medical centre.
The Lisdaran development will include 65 traditional homes - ranging from two- to four-bed units - in a mix of detached, semi-detached, and terraced designs. A further 44 duplex apartments, split across two- and three-storey buildings, also feature in the plans.
Anchoring the entrance to the development meanwhile will be a two-storey crèche.
According to the design documents submitted, the layout seeks to foster a sense of place and community through an interconnected network of streets, paths, and green corridors.
A new access road from Loreto Road will be enhanced by landscaped verges and feature boundary walls, while a secondary pedestrian link will tie the site directly to the Cavan Greenway, encouraging walking and cycling.
Within the development, the proposal is for tree-lined avenues, open green spaces, and formal play areas positioned at regular intervals to provide focal points for social interaction. These landscaped areas are intended to create “pocket neighbourhoods” within the larger site.
The main entrance on Loreto Road will be upgraded to include a dedicated right-turning lane to ease traffic flow and enhance safety.
Environmental assessments accompanying the submission say that the site poses no flood risk and will not interfere with existing drainage or watercourses.
A Natura Impact Statement has also been prepared to ensure the development aligns with ecological and environmental protection standards.
The Lisdaran area has a well-documented planning history, with several major projects already approved nearby. In 2019, permission was granted for a 160-bed nursing home on adjacent lands. More recently, in 2021, a three-storey medical centre received approval - later upheld by An Bord Pleanála.
A decision is expected on or before December 23 provided no further information is requested.
