"An old cottage and a plot with possibilities" is how selling agent Peter Murtagh is describing the property he has for sale by private treaty at Seefin, Bailieborough.

Perhaps there's nothing in that description to make it outstanding, but the vendors are inviting offers in excess of €30,000. Not since well before the boom could you own a patch of land extending to about an acre and a potential home (the cottage is run-down) for a sum that wouldn't be far off the average industrial wage.

The old cottage is sited on over one acre of roadside ground, within eleven kilometres of Bailieborough town along the roadway to Lavey. It hasn't been inhabited for "several years" according to the selling agent.

"Although neglected and run-down, the ingredients are here for a renovation," says Mr. Murtagh, pointing out that water and sewerage facilities are installed.

The plot has a nice elevation and fronts the county road. The close proximity to the trout lake, Lough Acurry, may be some enticement for possible buyers.

"This is a property priced to sell," says Mr. Murtagh. "If you want things to happen you've to talk about 2010 prices."

Asked when he last sold a property for this sort of sum, the selling agent confirmed it was before the Celtic tiger.

"About four years ago you'd put the needle to €100,000 for this and see what happened," concluded the selling agent.
