Residential farm in New Inns to go under the hammer

Going under the hammer on Friday, March 25, is a 23-acre residential farm at Bogesky, New Inns, Ballyjamesduff, Co. Cavan. The farm comes up for auction for the personal representatives of the late Packie Cooney, and is offered in one or four lots. Lot one is the entire; lot two is circa 13 acres of land; lot three is circa nine acres; and lot four consists of the four-bedroom residence on circa one acre. The farm is located off the New Inns/Grousehall Road, approximately 4km from the N3 at New Inns and about 9km from Ballyjamesduff. "Lands are laid out in good sized divisions and in good heart," comments auctioneer, Padraig Smith. The residence is a two-storey house with accommodation comprising a sitting room, living room, kitchen and diner, four bedrooms and a bathroom. Farm buildings include a hay shed and old-style farm buildings. Padraig Smith was pleased with how a recent auction of a residential lakeshore farm at Corcreeghy, Threemilehouse, Co Monaghan went. It was their first auction of the year, and Mr. Smith is optimistic that it bodes well for the property market. The auction took place on February 24 in The Westendra Hotel in Monaghan. Lands comprised a residential farm of circa 20 acres with full planning permission and derelict house. It was divided into three lots. "With 30 to 40 people attending the auction room, bidding commenced. Bidding started at €80,000 for a lot consisting of circa 15 acres and the old residence. There were four bidders and it sold at €155,500. Another lot, comprising circa 1.6 acres, started at €15,000 went on the market at €23,000 and sold for €33,700. The remaining lot consisted of circa 3.3acres with FPP. It had sold prior to auction "with both buyer and seller very satisfied". • The auction of the farm at Bogesky, New Inns, Ballyjamesduff takes place in Lisgrey House, Virginia at 4pm on March 25.
