Interesting country properties come on to the market

Long established Bailieborough Chartered Surveyor and Auctioneer Peter Murtagh has a busy autumn schedule to attend to. He has several new properties on his books including a couple of lower price country properties that he expects to fetch in the region of €50,000 each.

This agency has two properties for auction on Wednesday September 22. First up is a semi-detached cottage in need of total refurbishment and repair standing on about one acre of ground, which is zoned residential. It is positioned along the Kells Road out of Bailieborough.

"This property would yield a very fine site. Indeed it is a place that can be marked with future potential" according to the selling agent Peter Murtagh. Guideline prices are hazardous in the present market but Peter expects this to fetch "€75,000 and the rest".

The second property offered for auction is a parcel of about 8.5 acres at Nolagh, Shercock. There are some buildings but these are of limited value.

The auctioneer is confident of effecting a sale here, saying: "It is the residual part of a holding from which a few sites were sold off and the owner who lives abroad now wants to dispose of this last parcel."

It has good road frontages and is offered in two lots. The auctioneer expects this to make something in the region of €70,000 to €80,000 and if sold in two lots the money should spill about 50/50.

This agent has successfully concluded several sales this year.

These include a few bungalows around Bailieborough, an estate house in Mullagh, a site overlooking Lough Sillan at Shercock and a farm in Knockbride.

On the books also are a 36 acre farm at Leiter, Kingscourt and a 50 acre farm at Greaghclough, Mullagh. Each is being flagged as for sale as a whole or divided. "I have had a few enquiries relating to divisions of each of these properties and both may well end up being sold off in lots"

"I am busy working hard to make things happen. There is a strong challenge to get sales over the line but I like a challenge and I like my work" says Mr Murtagh.
